KENT, UK-Redefine International, a diversified-income focused property company, has secured a 7,319 square-foot lease with Railsimulator.com at The Observatory, the company's 21,451 square-foot office building in Chatham Maritime, Kent.

Railsimulator.com, developers of Train Simulator 2013 the world's leading train simulator for the home PC, has leased the entire first floor of the office building, on a seven-year lease, at a rent of $175,000 (£115,000) annually.

“This letting illustrates the early stages of activity we are seeing for good quality space in some of the regional office markets and we are optimistic that the increase in interest will deliver further take-up of space in due course,” said Vedran Kosoric, senior asset manager at Redefine International Property Management. Redefine was represented by Watson Day on the transaction.

Developed in 1994, The Observatory is a three-story office building situated in Chatham Maritime, Kent. The 7,158 sq ft second floor is currently occupied by the Skills Funding Agency which has occupied the office space since 2011. Following this arrangement, approximately 6,974 square-feet of ground floor space remains vacant, which is currently receiving considerable interest from potential tenants.
