The 10-story office building, which will be designed by Weihe Design Group, will have a green-glass curtain wall facade with metal horizontal bands. When finished, it will the first office building in sight for those entering Southeast submarket along M Street from South Capitol Street. LMH Realty Group Leasing will initially handle the leasing while Lerner Corporation will handle property management. Lease rates have not been set.

"Lerner Enterprises is excited about developing 20 M Street," Morris says. "Because of the strength of the market and the tremendous location of this site, directly across M Street from the Navy Yard Metro Station, we intend to begin construction of 20 M Street on a fully-speculative basis."

The Navy Yard is the target of recent renovation and rehabilitation, setting the stage for the 2001 NAVSEA Command relocation from Crystal City, VA is almost complete. A number of privately owned office buildings are under construction along M Street, SE. Many have been fully leased prior to completion, according to information released by Lerner Enterprises.
