The national specialty grocery chain Trader Joe's and Party City will each take 10,000-sf in the project to open their first locations in Clark County, says Jim Parsons, senior vice president with Trammell Crow Co., leasing agent for the property. The property is owned by a group of local investors operating as Cascade Park Plaza Associates.
"We have lots of interest in the remaining space," Parsons tells GlobeSt. "The owners wanted to get the anchor tenants signed first, so we delayed a lot of interest by smaller tenants that we are just now back at the table with. We have over half the remaining space committed, but we still need signatures."
Development of the property began in 1994 when 20,000 sf was developed and occupied by Shari's, Blockbuster and Petco. In 1998, the now defunct Pep Boys chain signed on for a long-term ground lease and developed a 20,000-sf building that it no longer uses. Parsons says there has been much interest in the site, but that Pep Boys has yet to release for sell the property.
That was the last addition to the project until the current project, which is slated for completion in May. Both Party City and Trader Joe's will share two-third of the space in one 30,000-sf building. The remaining 10,000 sf in that building and another 10,000-sf building remain available.
The exterior of the new buildings will mesh with existing structures. They will include brick masonry, stucco fascias and full-height glass storefronts. The project's general contractor is James E. John Construction.
