Dirt should fly in approximately two weeks on the logistics distribution warehouse for Ribelin Sales Inc. Based in Dallas, Ribelin markets and distributes such products as commercial containers, plastic and rubber compounding equipment, fillers and extenders, pigments and polymers, resins and specialty additives.

Mike Wallace of Colliers Oxford Commercial represented Aberdeen Business Park, while John Talhelm of Cushman & Wakefield of Texas Inc. acted on GSL Constructors' behalf. GSL is a 10-year-old, Houston-based, build-to-suit construction company that specializes in industrial warehouses and facilities. Other GSL projects include a concrete tilt-wall, shipping/office facility for Janitor's Warehouse, a crane-served manufacturing facility and office for Spitzer Industries and an office building with a rear-manufacturing facility for Childer's Carport, all along Brittmoore Park Drive. The firm also has put up an office building with a rear-manufacturing facility for Fire Detection Consultants along Timbercreek Drive.

Talhelm tells GlobeSt.com that the Aberdeen Business Park property is appealing to GSL because of the amenities, proximity to Texas 290 and park deed restrictions. Talhelm says his clients far prefer deed-restricted parks due to problems that can be posed when industrial buildings encroach on residential areas.

Talhelm says the market continues to stay tight for single tenant, build-to-suits because of the difficulty of finding appropriate pre-constructed buildings. "The product is in short supply," he tells GlobeSt.com. Besides activity in northwest Houston, Talhelm also notes that Baytown and the massive 15,000-acre Cedar Crossing industrial complex have been a hot seat of activity in build-to-suit industrial warehouse market. Talhelm says the park can offer 1,000-acre sites to potential customers.
