Until recently, Straubinger has been focusing on Taft, FL, another industrial suburb, 15 miles east of Downtown Orlando. Taft area land prices are typically in the $1 per-sf range. Sanford dirt could be a tad higher.

"There is a lot more land suitable for development in Sanford than in the Taft area," Straubinger tells GlobeSt.com. "We try to align ourselves with national, regional and successful local companies to develop and build small industrial facilities with 5,000 sf to 20,000 sf of space."

The broker, whose portfolio to date is Taft Holdings Inc., says "we are different from many industrial developers in that our tenants typically require larger amounts of open space such as an industrial yard for heavy equipment and materials storage."

That open space is in abundance in Sanford, Straubinger feels. His company specializes in designing and developing small to mid-sized, build-to-suit structures for niche tenants. "We are exploring other development projects, including distribution warehouses and multifamily communities," he tells GlobeSt.com. The local demand is there for the product despite a national economic slowdown, Straubinger feels.
