Carter's largest lease amounted to 30,000 sf taken by Advanced Systems Technology Inc. in Technology Point I at 3045 Technology Parkway. The five-year lease is valued at $2.92 million. Carter's Mary Frances West and Howard Lee negotiated for the tenant. Jeff McFadden of Trammell Crow Co. represented the owner, Technology Drive I Ltd.
The brokerage's second largest transaction covered 15,144 sf leased by Conroy, Simberg, Ganon, Krevans & Abel at Suite 400 in the 2 South Orange Avenue Building, Downtown. The seven-year-lease is valued at $2.39 million. Carter's Tom Cook and John Doran handled the transaction for both tenant and the owner, Two South Orange Street.
The Cook-Doran team also handled a second transaction at 2 South Orange Avenue Building. Co-Advantage Resources Inc. signed a five year lease for 8,177 sf in Suite 600. The aggregate rent is $885,814.
HMK Enterprises Inc., doing business as Longwood Business Liquidators, is taking 9,900 sf of industrial space in Unit 192, at 830 County Road 427, in suburban Longwood. The aggregate rent is $176,400. Cook-Doran negotiated for the tenant. Rob Blackwell of American Real Estate Inc. represented the property owner, American Industrial Center Ltd.
The Cook-Doran team handled the $1.5 million sale of the 15,251-sf Gibbs-Louis building at 131 N. Orange Ave. by GSG II Partnership to developer Cameron Kuhn.
West and Lee handled five other transactions, four of them at University Court, 3361 Rouse Rd. Cypress Semiconductor Corp. is taking 1,380 sf for three years in Suite 110 at an aggregate rent of $75,279. The West-Lee team represented the owner, KRG-Rouse. Dina Boscardin of Mohr Partners negotiated for the tenant.
Nuonics Inc. is leasing 1,122 sf for three years in Suite 170 at an aggregate rent of $61,205. West-Lee handled the transaction for property owner and tenant.
Premier Designs Inc. signed a three-year, 2,128-sf lease valued at $116,082 in Suite 215. West-Lee represented the property owner. Holly Falls of Holly Falls Inc. negotiated for the tenant.
Hughes Counseling Services is taking 1,122 sf in suite 130 for five years at a gross rent of $105,131. West-Lee represented the owner, KRG-Rouse. Heide Diaz of James Stockwell Corp. negotiated for Hughes.
At Crossroads Business Center, 925 S. Semoran Blvd., Winter Park, J. Hammock Marketing Inc. is renting 1,457 sf of subleased flex space in Suite 103 from Euro American Management at an aggregate rent of $37,988. West-Lee handled the transaction for the owner and tenant.
Riptide Software Inc. is leasing 2,259 sf in Suite 350 at 2452 Lake Lynda Drive. The four-year lease is valued at $184,311. West-Lee negotiated for Riptide. Bill Stephens of Koger Equity Inc. represented his company, which owns the property.
Washington Mutual Bank paid Landstar Commercial Investments Ltd. No. 2 $600,000 or $588,235 per acre ($13.50 per sf) for a 1.02-acre outparcel fronting Buena Ventura Lakes Boulevard in Osceola County. Carter's Thomas R. Heer negotiated for the bank. Rod Castan of Courtelis Co. represented the seller.
