"This is a prime location for us," according to Preferred Freezer president John Galiher, whose company will move to Jersey City from its current home in Perth Amboy, NJ in the fall. "Being too far from the port means higher transportation costs, and that would be prohibitive."

Besides the location, the new tenant will benefit from foreign-trade zone and urban enterprise zone incentives. A selection of local, county and state incentives is also part of the package.

Summit Import Corp. occupies Barrett's first building in Greenville Yards, completed last fall. The 132,180-sf facility is a refrigerated food warehouse and corporate office for the company, which moved here from Manhattan.

A third building may be in the works for Greenville Yards. According to Galiher, he's talking to Barrett about a 60,000-sf facility for two Preferred Freezer subsidiaries, MCST Preferred Transportation and MCST Preferred Logistics. Finally, Barrett is said to be in talks with other potential tenants involving three buildings totaling 500,000 sf.
