US Filter/Ionpure Inc. is taking an industrial building at 13800 Immanuel Dr. in the Dessau Business Park, a Pflugerville development that consists of individual buildings in the 5,000 sf to 6,000-sf range. That, says the brokers, had been a key factor in choosing the still-developing Dessau Business Park.
John Childers, principal, and Carl Condon, office specialist, for Colliers Oxford Commercial's Austin office, have represented the tenant. Darren Quick of Quick & Co., also in Austin, represents the park owner, a private investor based in California.
The Dessau building is located near the intersection of Howard Lane and Cameron Road in a town in the region's northeast corridor that is bustling with leasing and construction activity. "It's one of the most dynamic areas right now," Childers tells GlobeSt.com.
Condon says the tenant had been scouring the market for 5,000 sf with dock-door features. "It's difficult to find in Austin," he says, adding that the extra 1,000 sf had been well worth the advantages that the location has to offer. Dessau's going rate is 65 cents per sf monthly gross plus electric and janitorial services.
The single-tenant building "gives them more flexibility, both the park and the tenant," assesses Childers. "The ability to have your own building at that size is really attractive." US Filter is planning a mid-May move-in.
Texas Stone and Tile Inc. has leased 3,655 sf of industrial space located at 4901 Commercial Park Dr. The firm plans to occupy the site May 1. Texas Stone will use part of the space for a showroom and the rest for materials, says Condon.
The 8,000-sf northeast Austin property is located near Texas 290 and Springdale Road in a park that has buildings owned by several individuals. Rent in the park ranges between 65 cents per sf and 70 cents per sf triple net.
Condon and Charlie Hill, principal and research and development leasing broker for Colliers Oxford Commercial, have brokered the deal for the building owner. Rick Migoni of EMC Commercial Texas in Austin has represented the tenant.
