The all-spec Chandler Creek Business Park represents the firm's commitment to the area. "We are operating on the philosophy that if we build it and if they see it, we can sell it or market it," Jerry Heare, NAI/Commercial Properties Co.'s industrial specialist, tells GlobeSt.com. He and Casey Borgers, another NAI/CIP industrial specialist, are marketing the 115-acre development in Round Rock's northern tier.

The game plan is to have construction crews pushing dirt on the next building as soon as one delivers. The first phase will be finished by July 1. Heare says it's the developer's way of showing the region that it will build what it says.

Heare doesn't foresee any lease-up problems because Burke has selected one of the region's high-growth areas. He already has one contract in hand and is awaiting a final signing. Other interested parties have made inquiries, he says.

The design of Moman Architects of Round Rock is critical to the development. The structures can be divvied up for multiple tenant use or held intact for a single occupant. And, they can be rented or bought. The buildings' sizes are in scale with others in the community. "We're not trying to build gargantuan buildings," says Heare. "They're user-friendly to tenants in the Round Rock-Georgetown area."

Burke had acquired the Interstate 35 land a year ago. The former Oakmont Center counts as its neighbors Cypress Semiconductor, Abbot Labs, Tyco, Tellabs, Teco Westinghouse and Weed Instruments.
