TIG marketing representative Michael Grant isn't saying who will be leasing the space, but all looks like a go for the first tenant signing at Eastpoint IV in the Commerce East Business Park. "It's for a significant portion of the project," he tells GlobeSt.com. And, he says, there are several proposals out.
The dual-warehouse development had broken ground about six months ago and will be ready for occupancy June 1. One warehouse is 105,600 sf and boasts a front-park, rear-load design while the other totals 144,900 sf and also is a front park with truck doors. The buildings share a 200-foot truck court. Per sf rates range are $4.50 net in the larger structure and $3.50 net for the other building.
The buildings' physical addresses are 1801 and 1851 Big Town Blvd. in the East Dallas submarket. Grant says the project is a significant one for the city of Mesquite. TIG's last Mesquite project had delivered in January 2000. That two-building industrial site is situated about four blocks from Eastpoint IV. O'Brien & Associates of Dallas has designed the 15-acre Eastpoint IV and Spring Valley Construction, also of Dallas, is the general contractor.
