Now, this decidedly upscale community is getting its first major office building--and a much-needed commercial ratable--thanks to Kwartler Associates. The Waldwick, NJ-based developer is doing the project for owner VRS Saddle River LLC, an institutional real estate owner and investor.

The new Saddle River Executive Center, now under construction, will total more than 100,000 sf on three floors. The ground floor will total 18,000 sf of office space and will have covered parking for 66 cars. Floors two and three will offer 42,000 sf and 41,000 sf, respectively. All office spaces will be customized shells, adaptable to a variety of technology-related requirements. The site itself totals some nine-and-a-half acres.

The building is being done on spec, relatively unique for this slightly flattened market, because "many companies are looking for more than just space, or even just class-A space," according to Marty Kwartler, principal and founder of Kwartler Associates. His 21-year-old company currently owns and operates some 3.5 million sf of commercial space in the region.

"Those companies want class-A space with a prestigious address," Kwartler asserts. "We feel this property will provide that space."

Poskanzer Skott Architects, based in Ridgewood, NJ, is doing the architecture and design. According to principal and partner Barry Poskanzer, "our goal is to achieve visual affinity with the surrounding landscape and architecture by referencing history and reflecting local design."

That design plan includes Colonial-influenced brick features and protruding brick-clad gabled elements. The property will be developed in what Poskanzer describes as "a park-like setting of trees and landscaped green." Saddle River Executive Center is located off of State Route 17 in the northeastern corner of the Garden State, about 25 miles north of Newark.
