Deals are expected to close in 90 to 120 days, says Jerald Winetroub, owner of the Jerald Winetroub Co. in Austin. He is a partner in the park with Austin-based Endeavor Real Estate Group. The venture had bought the park just last year, which is when the last parcel had been sold in the 18-lot development.
Local businesses are taking a hard look at the park because of its proximity to the Dell campus and other major employers. Talks are under way with a day-care provider, office user and convenience store owner who wants corner lot, Winetroub tells GlobeSt.com.
Lots range from two acres to seven acres and are fetching $2.10 per sf to $5 per sf. The business park's largest user is a US Post Office distribution site. Interchange Business Park is located at the intersection of Gattis School Road and Double Creek Drive, just east of Dell and east of Round Rock proper.
Winetroub says he's not skittish about talking about the deals because they are local businesses interested in securing a spot in the area. "I think all these will work," he says.
