Founded in 1991, Ingenuus develops Web-based software that allows companies to manage manufacturing processes. Pacific Corporate Center is a 400,000 sf complex located on the Interstate 580 frontage between Greenville and Vasco roads.

A Colliers International brokerage team of Dan Bergen and Mike Lloyd represented Pacific Union Commercial Development in the transaction. Vinal Perkins and Doug Scalzi of Folsom-based SAC Commercial Properties represented Ingenuus.

"Ingenuus is moving into an eight building complex that offers them room to grow," Bergen told GlobeSt.com. "This deal represents a ten-year lease and it's just another example of companies moving to the TriValley in an effort to offer employees choices and that includes housing and a shorter commute."

Bergen also says that Ingenuus' move signifies yet another Sunnyvale software company moving to Livermore and that the move confirms Livermore is seeing an explosion of technology growth. The center's existing and future Tri Valley neighbors include AT&T, Oracle, PeopleSoft, KLA Instruments, Sybase and Commerce One.

SAC's Perkins says the move makes good business sense, as it represents the opportunity to strategically relocate its company to the Livermore area where commercial rents are substantially more reasonable. Perkins also says that there is a growing technology-based labor force, less traffic impact and a higher quality of life for its employees.
