But Transwestern Commercial Services' Austin office isn't taking all the credit for the newfound use of the southeast Austin building. The first tenant, the Lower Colorado River Authority, had been negotiating the five-year deal with the building's former leasing agent, Mike Tipps, co-founder and principal of Colliers Oxford Commercial in Austin. LCRA will move in Aug. 1, Greg Johnson, Transwestern's vice president of leasing, tells GlobeSt.com. "Mike Tipps had that deal going before we got it (the leasing assignment)," he says. Transwestern took over the duties in January.
Johnson says he has two deals pending that will take up another 140,000 sf of the 280,000-sf building. Koll Bren Schreiber has owned the two-story, research and development-office structure for 2 1/2 years. The building has been vacant for several years. Some cosmetic improvements will be undertaken before LCRA sets up shop for an administrative department that is in the midst of expanding.
Lockheed had the structure built in 1985 and positioned it in a corporate campus setting. It is one of three structures in Bergstrom Technology Center, a master-planned office project near the city's new international airport.
