Sun Microsystems is under no time constraint to decide, Ryan Cunningham, executive vice president of Jones Lang LaSalle's Denver office, tells GlobeSt.com. There are several options at hand that impact the decision to occupy, as scheduled, the under-construction building by Dallas-based Lincoln Property Co., developer and owner of Parmer Business Park. What is certain, he emphasizes, is that Sun will not follow suit of other high-profile employers and pull out of Austin.

Sun occupies the majority of the 165,000 sf in the project's first building and has signed for the second structure, which delivers in early summer. Sun had planned to move into the 107,000-sf building in August, says Cunningham.

Now, the Palo Alto, CA-based high-tech provider is deciding whether to move some of its Bay area divisions to Austin as it had done for its Denver campus, explains Cunningham. He says the sublease talk that has been surfacing in Austin's brokerage community is a result of "our testing the waters" about sublease possibilities. But, he emphasizes, "the decision has not been made." In part, Sun is entertaining the relocation idea, says Cunningham, because it is cheaper in areas such as Denver and Austin in comparison to the Bay area.
