"The difference is they're building a lot of buildings," George Roddy, DFWRealsmart.com president, tells GlobeSt.com. "The warehouse market is probably one of the most stable even though there's still a lot under construction."

Roddy says rent has increased, but not to the point that it's stifling business. From first quarter 2000 to Q1 2001, warehouse rent has gone from $3.50 per sf to $3.67 per sf on the average. Flex-office has jumped from $7.89 per sf to $8.40 per sf.

Given the inventory, the numbers look real good. Just in Dallas County, the warehouse inventory is more than 234.1 million sf while flex has reached 50 million sf. And the building continues, keeping a pace that started in 1996. From the frenzy's kick-off to the end of 2000, nearly 30 million sf of warehouse space has come out of the ground and 9.5 million sf of flex-office has come to market. Those numbers, emphasizes Roddy, do not include the heavy hitters outside the Dallas County limits, specifically Ross Perot Jr.'s 15,000-acre AllianceTexas project in Tarrant County. DFWRealsmart.com's numbers are derived from the tracking of 7,000 Dallas County industrial buildings.
