In Grand Prairie, Anacomp Inc. is coming back June 15 to the 71,677-sf One Paddock Place after exiting the office structure for about three years, Becky Crawford, marketing agent for Irving-based Property Advisers Realty, tells GlobeSt.com. The San Diego-based firm had been a tenant in the building from 1990 through 1998. Anacomp is taking 20,625 sf in a five-year lease for the property at 2214 Paddock Way. Jerry Reis and Jason Miller, both of Property Advisers, have negotiated the deal.

Anacomp operates more than 50 document-processing service centers worldwide. It also has research and software development facilities in San Diego, Reading, MA and Zurich. The firm employs 2,200 people.

LetsTalk.com, a San Francisco-based company, has just moved into 8,386 sf at One Paddock Place. Founded in July 1999, the privately held company is an independent resource for wireless products and services. The firm has inked a one-year pact in a deal negotiated by Miller, says Crawford.

In Dallas, ABBI Holding Co. has signed an eight-year lease renewal for its 3,108-sf office spot at the class-A One McKinney Plaza at 3232 McKinney Dr. The bond trading business has had an office in the city's Uptown neighborhood for six years and likes the market's vibrant environment, Jim Lob, senior vice president of Grubb & Ellis Co.'s Dallas office, tells GlobeSt.com.

And a 2,000-sf retail spot has been taken at 601 Houston St. in Arlington. Tenant Mr. G and D Gifts & Collectibles will be leasing space from building owner, the Ed Walker Co. David R. Dunn and Larry G. Rodgers, both of Henry S. Miller Commercial's Arlington office, have negotiated that pact.
