The four-story, 156-room Courtyard by Marriott will rise on a 3.2-acre site inside Foothill Plaza, near the intersection of Portola Parkway and the Foothill (241) toll road. It's aimed at catering to Nike Inc., Pacific Life Insurance Co. and other companies in the area that often have out-of-town visitors stay for several days, says Dougall Agan, vice president of marketing for Foothill Ranch Co.

A hefty 13 million sf of office space is being developed within a 2.5-mile radius of Marriott's new site, Agan says. But only two hotels are in that area now, so there's little chance that a room glut will occur even after the new Marriott complex is completed sometime next spring.

Marriott is based in Bethesda, MD. Its new hotel will be one of the last buildings to rise at Foothill Ranch Co.'s master-planned Foothill Ranch community, which covers 2,743 acres northeast of the intersection of the San Diego (405) and Santa Ana (5) freeways.

Foothill Ranch's residential component of 3,900 homes is already finished. The last 10% of its commercial space—which ultimately will total about 8.5 million sf--is expected to be completed next year.
