Dill has been a tenant in the building for more than 10 years.
His firm is the second largest tenant in the building that is 99% leased. EDS is the largest tenant. A number of high-tech companies and law firms fill the balance of the building. The building includes 302 parking spaces on two levels.
Peter Savoie and Mary Sullivan of Cushman Realty handled the deal. Savoie says the Midtown market is poised to take off, with a number of new and expanding companies, such as Fox News, a ritzy condominium projects underway in the submarket.
Savoie notes that Dill, who was joined in the purchase by several members of his firm, paid about $116 per sf to the seller, TransWestern. The replacement cost of the building is about $150 per sf, he estimates.
