Emeryville-based inServ E-Customer Solutions Inc., a provider of customer relationship management products, signed a long-term lease for the building's 42,000-sf top floor. The ground floor is occupied by the state Department of Employment and Washington County Adult Family Services.
The specifics of the deal are not being released by the brokers involved. Mark Fraser of Colliers International, who represented the tenant, says the deal was closed for under the annualized asking rate of $18.75 per sf, and includes fully-equipped office space.
Mike Thomas and Dave Squire, both with Grubb & Ellis, represented CE John. The building was built by CE John for Tektronix about 15 years ago. The lease, one of the larger in the past few months, gets Bank One off the hook and keeps the building 100% leased. "We were hired by CE John to lease the space," says Thomas, "but CE John did not relieve Bank One of liability until we actually negotiated the lease with inServ."
