No formal application has been submitted to the City, but West Hills Development has an option to purchase the 70-acre property from the Teufel family and will reportedly close on the deal if it can get site plan approval for a mix of residential and retail on the site.

Early iterations of the project include a grocery-anchored retail center fronting the highway, with 500 residential units beside and behind it, likely apartments and townhouses. To make it happen, West Hills will need a zoning change from industrial to retail and multifamily. A residential subdivision to the west has organized to fight the project.

The Teufel family annexed the land into the City last year. Wal-Mart was interested in the site, but reportedly backed away when Teufel declined to sell less than the whole parcel.
