The Florham Park, NJ-based developer, Gale & Wentworth, will also manage the design and construction activities. The cost of the project has not been disclosed. And while the global electronics and engineering firm will occupy most of the complete project, "there will be occupancy available for additional tenants," according to Kris F. Bauman, G&W's vice president of development and project executive for the Siemens redevelopment.

"For more than 900 Siemens' employees, there will be many benefits derived from the enhanced and expanded office area, and from the standpoint of improvements to traffic and parking congestion in the area," according to Bob Mawhirt, president and CEO of Siemens Real Estate, Inc. "We regard this project as a prototype for our future employee campuses in or near major metro areas in the US."

The first phase of the project, which is being designed by the Hillier Group, will include a 237,000-sf facility and a new 575-space parking deck, with occupancy slated for the end of next year. The second phase will include another 575-car parking deck and demolition of an existing warehouse to make way for site improvements, scheduled to be completed by late 2004. The final phase of two 237,000-sf facilities and a third parking deck will be timed "to support Siemens' requirements," according to Bauman.

The site, which is located near the Garden State Parkway in the Iselin section of Woodbridge Twp., isn't far from the Metropark train station on the Boston-Washington mainline. A variety of project-related traffic improvements are slated for local access roads.

Parent Siemens AG, headquartered in Munich, Germany, employs 460,000 people in 193 countries, 90,000 of them in the US. The Siemens businesses located at the Woodbridge site include Siemens Corp., Siemens Medical Systems, Siemens Business Services, Siemens Procurement and Logistics Services, Shared Services and Siemens Real Estate.
