CSC staff will occupy two of the building's five floors of office space. The company is working to sublease 108,000 sf on the other floors, Howard Falkenberg, a spokesman for CSC in Austin, tells GlobeSt.com. The CSC building under construction just east of 400 W. Cesar Chavez should be finished by Nov. 1 and will be fully occupied by CSC.

The 400 W. Cesar Chavez building is the first of several new projects to be ready for tenants and it comes to the Downtown market at a time when leasing has slowed and occupancy rates are decreasing. It joins the under-construction 300 W. Sixth St. and several other Downtown buildings in the space-hawking business.

CSC, based in El Segundo, CA, is a computer software and services company. Its Financial Services Group is based in Austin.

Falkenberg says the 400 W. Cesar Chavez building has been finished for a couple of weeks and crews have been doing exterior cleaning. Over the course of four weekends, the CSC team will move into the office space. "We're doing it on the weekends to create minimal disruption and working around the client delivery schedules of these work groups," Falkenberg says.

Falkenberg, president of Austin public relations firm Staats Falkenberg & Partners, says CSC is not releasing the lease rates for the 108,000 sf, but says they are competitive with the market. United Systems Integrators Inc., based in Stamford, CT, handles the leasing for CSC. USI manages CSC's real estate portfolio in North America.

The other building will have more CSC-specific operations such as a customer data center, training center and executive offices. The data center will become operational when the building is finished and its workers will be the first to move in later this year, Falkenberg says. The rest of the move-in will be in 2002.
