First Franklin's spot is the 1.75 million-sf, four-building Four Oaks Place, situated at 1400 Post Oak Blvd. The tenant is a non-prime wholesale originator that provides products and services to mortgage brokers. It also purchases, sells and securitizes non-prime residential first- and second-lien mortgage loans.

Norman V. Munoz and John S. Parsley, both of the Houston office of Boston-based Colliers International, and Timothy J. Farley of Carter & Associates Oncor represented First Franklin Financial in the lease negotiations. David Hanusa of the Houston office of Dallas-based Trammell Crow Co. acted for the building owner, Lehndorff Four Oaks Place JV.

Four Oaks Place's Interfin building is a 12-story design with 177,000 sf. Houston-based Interfin Corp. developed the property in 1983.
