GlobeSt.com couldn't reach Duke or United Stationers officials to learn the value of the lease or the estimated construction cost of the center. But area brokers tell GlobeSt.com on condition of anonymity the average rent is $5 per sf, making the aggregate lease value $3 million per year or $30 million for 10 years.

Local construction industry estimators tell GlobeSt.com a $40 per-sf-hard cost would be realistic, making the total value of the project about $24 million.

The distribution center will replace United Stationers' existing property on Best Friend Road. United Stationers distributes business products.
