"The building has the power now to receive just about any equipment," according to Michael Allen Seeve, president of the West Paterson, NJ-based Mountain Development Corp. "The building has been rehabilitated to accommodate high-tech companies with heavy power needs."

Cushman & Wakefield of New Jersey has the leasing assignment for the asset, which sits on 5.9 acres at 100 Delawanna Ave. in this Passaic County city. C&W senior director Joseph Sarno, Jon Marks and Jeremy Neuer are handling the project.

"Companies, both large and small, are addressing their data and back-up needs," according to Sarno, explaining the target market for the property. "The building's infrastructure and the flexibility of the ownership will allow a tenant to take occupancy and start their build-out immediately."

Currently, 4.8 MW of power service the property, expandable to 9.8 MW. Verizon is the current fiber provider, and MCI WorldCom, MFN and AT&T are all in the neighborhood. Parking capacity is 345 cars.
