Hearts United Phase III Limited Partnership will build seven six-flats and two rowhouses that will contain the remaining 11 units. The apartment mix will be three one-bedroom units, 36 two-bedroom units, seven three-bedroom units and seven four-bedroom units.

The development team consists of Bonheur Development Corp. and Hearts United, a not-for-profit organization made up of area churches and community organizations.

Eighty percent of the units, or 42, will be earmarked for tenants earning no more than 60% of the median income. Of those 42 units, about 13 will be set aside for former Chicago Housing Authority residents whose current buildings are being demolished. Hearts United is building in the shadows of the Robert Taylor Homes. The remaining 20% of the units, or 11, will be targeted to market-rate tenants.

The 200 acres consist of 30 separate parcels, being sold to Hearts United for $1 each, on the 4200 block of S. Vincennes Ave., the 4200 and 4300 blocks of S. St. Lawrence Ave., the 4200 and 4300 blocks of S. Champlain Ave., the 4300 block of S. Evans Ave. and the 4300 block of S. Langley Ave.
