Steve Durhman of Durhman & Bassett, the developer, says permits could be in hand today to allow openings for the final holiday shopping weekend. Without a doubt, all three will be up and running before the year closes in the first structure of the three-building project, which includes an 88,000-sf H-E-B Central Market as the anchor. Come Jan. 10, the second building will be turned over to tenants for finish-out, he tells GlobeSt.com.

Durhman says another round of store openings will follow in early January. To date, the first phase is bearing a 90% occupancy of its inline space.

Pad sites for Center Park at Tech Ridge will start to see development in spring 2002, close to the same time that the developer breaks ground on a 100,000-sf second phase. The second development stage is targeting a fall 2002 opening. That's just the beginning of the plans for Center Park at Tech Ridge, which is being laid out to compete with Round Rock's 850,000-sf La Frontera Village positioned about five miles north of Durhman's land.
