Finished in 2001, the 11-story, 300,034-sf Windy Point II is 100% net-leased to Zurich Kemper Life Insurance Co. through August 2011. The building was offered for sale at $59.5 million.

With a New Year's Eve closing, the deal is considered to be the largest of 2001 in suburban Chicago.

Completed in 1999, the seven-story, 186,922-sf Windy Point I, at 1500 McConnor Pkwy., was offered at $33.8 million. AT&T Broadband is the major tenant with 129,000 sf, with a lease through November 2009. The building's most recent occupancy rate was 88%.

The two class-A buildings, located on 18.73 acres, were marketed by CB Richard Ellis. They fit well with Wells' strategy of buying existing and to-be-built class A suburbanoffice and industrial properties leased long-term to Fortune 500-type tenants.

In addition to a a six-level parking garage, amenities at Windy Point I and II include a full-service cafeteria and fitness center.
