Buyers Jeff and Kathy Flores are getting a 95%-occupied complex for their money while the sellers, John and Gael Pardi of Oakland, CA, have their eyes on a first-quarter closing for a larger property just south of McClintock Townhomes. Richard Butler of Marcus & Millichap's Phoenix office negotiated both sides of the deal.
Butler tells GlobeSt.com that the quick sale on 2227 S. McClintock Dr. was due in part to a top-to-bottom renovation in 2000. The Tempe market and the property's location, naturally, were the other critical factors to spark a contract within a week of coming to market. "If anything comes on the market that's decent, it gets swallowed up immediately," Butler explained. McClintock Townhomes is along the main north-south artery and backs up to a residential area.
Marcus & Millichap brokers in San Francisco and Phoenix also negotiated a sale for a 5,696-sf restaurant in Omaha. Seller CNL Funding 2001-A LP of Orlando reaped more than $1.4 million for its Village Inn Restaurant at 7837 Dodge St. Warren W. and Audrey J. Pleskow Family Trust of Rancho Santa Fe, CA is the buyer. Chris Kostanecki of the firm's San Francisco office represented the seller and Jessica Zahn of the Phoenix office handled talks on the buyer's behalf.
