Construction on the mixed-use facility--which offers 230,000 sf of office space, 10,000 sf of retail space and a 20,000-sf retail pavilion--began in January of 2000. The 12-story building is surrounded by landscaped grounds and is located on Willard Avenue, just off the very well traveled Wisconsin Boulevard. In addition, the two-level parking garage accommodates both the offices--two parking spaces are allotted per every 1,000s f of office space--and the retailers. "It's a very special project for us," Clark project executive Lincoln Lawrence tells GlobeSt.com. "It beautifies the skyline for the area."

Lawrence concedes that while all involved are pleased with the outcome, the road to completing the endeavor was not entirely paved. "It was somewhat of a difficult project, but we were able to complete it in a timely manor," Lawrence explains. "The site itself was constrained by a commercial building on one side and a residential building on the other, so all construction had to be coordinated with the Mayor's office and [other local groups]." For example, he says, "there is a community noise ordinance, so we couldn't start [daily work] at our usual time."

But Clark is not taking all of the credit for bringing the project to fruition. "Its success is due to the owner, the design team and sub-contractors," Lawrence notes. "We all worked well together. It was a good partnership." Working with Clark and the Chase Associates was architectural firm RTKL Associates, which designed the structure, and a bevy of subcontractors including a landscape designer and structural and civil engineers.

Among those leasing space in the building is Washington Radiology Associates, which took on 16,000 sf of office space before the structure's completion. While a total of three tenants have already moved into the building, leasing activity is not yet complete. "The owner is still working on that," Lawrence adds.
