Talks are under way with a 16,000-sf prospect and a handful of others for Brookview Plaza at 1450 Empire Central in the Stemmons submarket, Chris Cawley, Wilcox's marketing representative, tells GlobeSt.com. He estimates he is two months out from a final signing. Until recently, the building stood empty for a year due to an exit by the fiscally strapped Silverleaf Resorts of Dallas, which used the building for a call center.
PM Realty, the former leasing agent, had all but 36,500 sf filled at the Comerica Bank building at 4100 Spring Valley Rd. Panda Energy International Inc. and the bank are the primary tenants for the North Dallas structure, which also has just undergone a renovation of its ground floor, says Buddy Tompkins, Wilcox vice president in charge of that building's lease-up. Beta West bought the 1980 products about three years ago.
Madison Construction of the Dallas area is handling the reconstruction of Brookview's common areas and atrium plus doing the finish-out for new tenant, US Health Works of Texas Inc. The 7,780-sf will be ready to occupy within 45 days, says Cawley, who is assigned to Brookview Plaza.
