The building in the Ken Caryl Business Center in southwest Jefferson County likely will be the first phase of a two-building office campus for the company.

Despite the slow economy, Siemens continues to hire engineers and other highly trained technicians in the four divisions that will initially consolidate into a little more than half of the first building.

At first, Siemens will lease 33,386 sf in the $7.8-million, single-story, 62,000-sf building near C-470 and Ken Caryl Drive.

Cushman & Wakefield brokers Mitch Zatz and Paul Kahn will be leasing the balance of the building.

Kahn tells GlobeSt.com the portion not occupied balance of the building will be attractive to companies that want to avoid the T-Rex bottleneck on Interstate 25. The building can handle tenants a small as 2,500 sf.

It's also possible that Siemens would eventually grow into the entire first building.

Opus Northwest also has an option to buy 8 adjacent acres where it could build a similar-sized building for Siemens.

''We have a lot of flexibility,'' Marshall Burton, senior director of real estate at Opus Northwest, tells GlobeSt.com.

Marty Skolnick, district manager for the Rocky Mountain District for Siemens, says three divisions plus the Siemens Medical Systems will move into the next building.

Siemens will be leasing slightly more space than it currently has in various buildings in Aurora and Englewood, he explains. The company will save about $250,000 in operating expenses annually by having the divisions under one roof.

''While a lot of companies are downsizing, this is a good example of a company that is right sizing,'' Zatz tells GlobeSt.com.

The companies relocating to the new buildings now employ about 144 people, and together will probably hire another 20 people this year, which is close to a 15% increase, Skolnick says.

''We haven't had any layoffs,'' Skolnick tells GlobeSt.com. ''There are all professionals we're hiring. It's become a lot easier to find qualified people. A year ago, we had to go out of state to find people.''
