The class A, building is constructed over an underground parking structure in the heart of Downtown Boulder. The building was designed to fit in with the turn-of-the-century architecture of surrounding buildings, but offers tenants state-of-the-art features and amenities.

Walnut Canyon Partners, the owner and development group, were seeking a long-term, fixed-rate permanent loan that offers an option for future secondary financing.

Guarantee Finance provided a non-recourse loan that enabled it to lock in a 6.75% rate with the loan amortized over 20 years. The loan includes no reserve for leasing commissions and tenant improvements.
