Central New Jersey market, like most, has been flat since early last year, leading to the question of timing for a spec project of this size. According to Robert Dinner, a principal of Newmark JGT, which has the exclusive leasing assignment for the project, "we anticipate significant tenant demand." Also handling the leasing assignment for Newmark JGT, which has offices in Woodbridge and Rutherford, NJ, are company principals Paul Giannone and Marc Shein.
"We feel that Metrotop II will appeal to tenants looking for new class A space in a strategic location," Dinner continues. The project, located not far from Newmark JGT's Woodbridge offices, is also located adjacent to the Woodbridge Hilton Hotel and the Metropark train station. Metrotop is about a dozen miles from Newark International Airport and about 25 miles from Manhattan, and is close to the New Jersey Turnpike and a number of other major arteries.
Metrotop II, which is being designed by the architectural firm Rothe-Johnson-Fantacone, will come with a multi-level parking garage and retail amenities, according to Dinner. The property's corporate neighbors include Engelhard, Ernst & Young, JP Morgan Chase, Prudential Insurance and Siemens, among others.
In terms of the facility's design, it will feature a granite lobby, a two-story glass-enclosed atrium, a dozen corner offices for full-floor layout, a café with private dining rooms and basement storage space, according to Dinner. It will also feature redundant electrical service and fiber telecom systems, and will by physically connected to the existing Metrotop I.
