Buyer SGD West Valley LLC acquired the holding from Phoenix-based Investment Property Exchange Services Inc. The 35,443-sf structure is positioned on four acres at 140 N. Litchfield Rd. in the suburb's northeast quadrant of the West Phoenix submarket. The West Valley Emergency Center was built in 1997 and is a class A structure. Bought purely for investment purposes, the property houses a medical office building and urgent care center for Vanguard Health System.
Eric Wichterman and Stan Shafer, both of Grubb & Ellis Co.'s investment advisory group in Phoenix represented the buyer. The CB Richard Ellis Phoenix team of Glenn Smigiel, Bob Young, Rick Abraham, Steven Brabant and Julie Johnson handled talks for the seller.
