The space encompasses an entire 204,000-sf building and another 135,000 sf in a second building, according to Insignia/ESG & Buschman Partners' senior managing director, Steve Tolcash. The buildings are partially vacant and formerly occupied and owned by Super Fresh/A&P before the supermarket operator sold the property to River Terminal Development.
Cedar Lane Industrial Park currently consists of a total of 400,000 sf of space in three buildings and has a build-out potential of close to 1.25 million sf. About 60 acres are available as build-to-suit opportunities.
"This property has an awful lot of very strong features to industrial and warehouse space users, and at very attractive rental rates," according to Tolcash. "We expect the market to react quickly to this product."
Among other features, the property is located at Exit 6A of the New Jersey Turnpike, a new interchange, and has an immediate connection to the Pennsylvania Turnpike. The existing buildings have also been substantially renovated, according to Tolcash.
