Bud Smith, City Center's project manager, tells GlobeSt.com that the Bass family entity, City Center Development Co., will own the 140 miles of broadband networking being installed and possibly is the first in Dallas-Fort Worth to do so. The contract also calls for Southwestern Bell to install software for the evaluation of existing broadband lines to determine if they are functional or could be removed from risers.
The six-block complex consists of the 38-story, 829,000-sf City Center Tower II and 33-story, 720,000-sf Chase Texas Tower. The central fiber distribution system is designed to meet needs for the next 20 to 25 years. The project will wrap up in the second quarter.Smith says the new system will deliver a "carrier-neutral" environment and does not give an advantage to Southwestern Bell at the 95%-occupied complex. "Southwestern Bell will be on an equal footing with everyone who wants to come into the building," he stresses.
City Center is home to the Bass companies, Pier 1 Imports, JP Morgan Chase & Co. and all Big Five accounting firms as well as numerous prominent oil and gas companies, law practices and investment firms. The "last mile" link for the building coupled with the new lines will bring faster service and IT-cutting edge technology, Smith says.
Smith recently helped structure a $100-million refinance for the property. He says a portion of that capital could or could not be applied to the project, just one of several undertaken in the past year aimed at saving dollars, energy and heightened tenant appeal. "City Center is constantly looking to be state of the art," he says.
