In that acquisition, Church & Dwight brought brand names like Arrid, Nair, Trojan, First Response and Wallace Pet Care into its fold. Carter-Wallace's pharmaceutical division, which is now known as MedPointe, Inc., was not part of the deal and continues to operate independently.

Cushman & Wakefield of New Jersey's Stan Danzig, who is heading the marketing effort for the sprawling property, terms it a "rare mixed-use acquisition opportunity, ideal for pharmaceutical, bio-tech and consumer products uses." The property's buildings, which front on the New Jersey Turnpike, encompass 750,000 sf of GMP (Good Manufacturing Practices)- and FDA-approved facilities.

Church & Dwight expects to relocate the former Carter-Wallace consumer products division to one of its own existing New Jersey facilities by the middle of this year, according to Danzig, at which time the campus will become available. Besides Danzig, Jules Nissim, Julie Nachamkin and Gary Gabriel of Cushman & Wakefield's Metropolitan Area Financial Services Group in East Rutherford, NJ, are all involved in the marketing effort.

"Situated in the midst of New Jersey's pharmaceutical and bio-technology hub, this is the right building in the right location for an industry user," Danzig continues. "The campus has been well-maintained and is a unique opportunity for a large requirement within this market, where the majority of the available space is zoned for warehouse and distribution use."

The Exit 8A submarket, of course, is currently one of the country's hottest industrial markets, with major warehouse/distribution projects underway for Volkswagen, Suburu and Pearson Education. The Carter-Wallace site itself, which is about 30 miles southwest of Newark International Airport and the Port of Newark and Elizabeth, sits within one of New Jersey's federally designated foreign-trade zones.

Within such zones, which are considered to be outside US customs territory, companies can manufacture, assemble, package, clean, test and exhibit offshore products without paying duty until they actually entire the U.S. distribution system for sale. For products that are re-exported, no duty will be assessed.
