Weiss Realty of Lyndhurst, NJ is marketing the space. The building itself is part of a three-building package Weiss recently sold to the current owner for an aggregate of $20 million. Weiss Realty president Jaime Weiss himself is taking advantage of the space by moving his company's headquarters to the building.

"The facility provides a great immediate occupancy opportunity for a company that's downsizing, upsizing or just relocating," according to Weiss. "We're willing to lease an entire floor or divide to perhaps as small as 3,000 sf."

Located in the Meadowlands submarket, the space is already built out with office furniture and a 300 plus NEC 2400 ICS data and voice telephone system with UPS backup. It also comes with kitchen facilities and conference and computer rooms.

As far as the market in general, Weiss concedes that "the difficulties involved in putting deals together were never more evident than in the Meadowlands/Bergen County, where developers and tenants are competing to lease direct and sublease space." Still, he feels that the Empire Office Centre II space is "more than competitive.
