The design calls for 730 residential lots. Brown says the company has "designed a wide array of 'smart' housing from attached rental units to single-family detached homes." All units will be designed to meet the growing demand by seniors for state-of-the-art, affordable housing. Brown typifies the project as an affordable "Del Webb" type ofdevelopment.

The project, which as yet is unnamed, is in the preliminary stages. Senior Care is actively bidding contracts for architectural and engineering services, according to Brown. There is no build-out schedule in place at this time.

The formidable developer's other projects that are similar in scale include the 715-acre Lakes at Water Rock in Pahrump, NV. The project is in escrow and will eventually include 1,000 homes. The over-50 category controls 77% of the nation's personal financial assets and represents the fastest growing segment of the US population, Brown says. "Our target resident isn't concerned with unemployment rates or even interest rates. They've made their money, are retired and are typically downsizing from their larger home," he explains of the company's focus market.
