South Side on Lamar walked away with Pillar Awards from the National Association of Homebuilders at its conference last week in Miami. Dallas-based developer Matthews Southwest, owned by Jack Matthews, won best loft development and best property Web site for the project. Matthews has created a vibrant new mixed-use neighborhood less than a half mile south of the Dallas CBD, taking National Trust landmarks and converting them into the cornerstone of the 31-acre undertaking. A 1913 Sears & Roebuck warehouse is now 455 lofts that are 85% occupied while the developer carved office and retail space from nearby structures and won the Dallas Police Department's favor for a multi-million-dollar station project inside the project area.
The lofts at 1409 S. Lamar range in size from 1,000 sf to 3,300 sf. They feature fluted columns, natural ceilings, original hardwood maple flooring, exposed brick walls and multi-media connections as well as built-in downtown skyline views. The design incorporates an artists' lofts promenade in an area once housing train docks.
CarrAmerica, headquartered in Washington, DC, garnered the 2001 developer of the year honor from the Dallas chapter of the National Association of Industrial and Office Properties. The award requires a minimum of 200,000 sf be under construction or already delivered to qualify for consideration.
