Developers of other downtown buildings had been eyeing the office of the Houston-based firm as it considered its lease options for the past two years. Pike Powers, managing partner of the Austin office, said it made the most sense for the firm to stay in the CBD.

James Bailey Jr., senior director, and Tim Relyea, both of the Houston office of Cushman & Wakefield of Texas Inc., represented Fulbright & Jaworski. Equity Office, the building owner, used Mark Miller to bargain on its behalf. Equity Office bought the building in 1995.

The lease also includes the space for the Austin office of Arnold, White & Durkee law firm, which Fulbright acquired in 2000. Fulbright has been in the 505,770-sf One American Center since 1986.
