John Ferruzzo and Ric Kiersh, both of Houston's NAI Partners Commercial, represented the building owner of record, Zoltowski LP. in the transaction. Aron Grenader of First Houston Properties brokered the whole-building lease on the tenant's behalf.
The two-building project is located at 7010 and 7020 Zoltowski St. NAI Partners used its Zoltowski Partners Investment Co. to acquire the holding, which has Pittsburgh-based Alcoa as its tenant in a 30,240-sf building.
In February, Ferruzzo told GlobeSt.com that the opportunity to buy a crane-served, tilt-wall facility with a Fortune 500 tenant and one ready to lease were primary considerations in closing the deal. At that time, he confided he was locked in talks with a high-profile steel company. The spot, he said, attracted the interest of several would-be tenants after its availability was pushed out through the brokerage community.
