By August, the KPMG name will be on the side of 717 N. Harwood St., formerly called Maxus Energy Tower and evidence that the city's most talked-about lease last year will become reality in November as promised. The consulting firm will get the keys to 130,000 sf, with the balance delivering in March 2003, Steve Meloncon, CarrAmerica's vice president and senior project manager in Dallas, tells GlobeSt.com.
The Washington, DC-based CarrAmerica Realty Corp.'s construction and development division is serving as project manager for KPMG Centre. KPMG's consulting services, tax, assessment and support teams will be the first to settle into the new space in a relocation from Fort Worth-based Crescent Real Estate Equities' 1.1-million sf Crescent Office Towers in Uptown. The second occupancy wave will bring human resources and accounting in a move from Triad Properties' 313,277-sf Brookriver Center near Love Field. The occupancies fall in line with lease expirations.
Ziegler-Cooper Architects of Houston is to release the build-out plans by May, says Meloncon. Bovis Lend Lease Inc.'s Irving, TX office is the general contractor. Melancon estimates 150 workers will be on site to push the job. The tricky part comes in material deliveries and synchronization for use of the freight elevator since the staging area is inside the CBD high-rise, he explains.
The seven-floor lease tallies 200,000 sf of the 825,000-sf, 34-story building. Carl Ewert, executive vice president of Dallas-based Staubach Co. brokered for KPMG while Michael Feldt, vice president of Dallas' Trammell Crow Co. represented the building owner.
The CarrAmerica Development & Construction LP has completed more than 22.5 million sf of office space on its parent's behalf and a customer base sporting some of the top names in their fields. In North Texas, the team has done 125,000 sf for Capital One and the 604,000-sf Nokia North American headquarters, both in Las Colinas, and the 133,000-sf Sun Microsystems building in Dallas.
