The Houston-based Tartone plans to use the site for the storage and distribution of furniture for its wholesale business. Its main office is situated at 5610 Parkerburg Dr. near Harwin in the city's southwest corridor.
Bob Berry of the Houston office of Dallas-based Staubach Co. represented the tenant. Property owner Vantage Houston Inc. used in-house broker Brad Berry to structure the deal.
Vantage developed the Clay Road Distribution Center in 1999. The new deal takes occupancy to 83%. Classified as a class A distribution center, the 194,000-sf building is located a half mile east of Beltway 8 and close to Interstate 10, Texas 290 and Texas 249. The one-story warehouse leases for $3.84 per sf annually. The development features covered parking with a ratio of 1:1,000, 130-foot truck aprons and access to Southwestern Bell fiber optic service line.
