The building is a dock-high distribution center at 11502 S. Main, just south of Loop 610. The Trammell Crow Co. Houston team of principal Rusty Tamlyn and associates Ralph Tullier and Aaron Thielhorn represented the seller, RREEF. Paul Bennett & Bill Brown, both of Granite Properties, were the in-house representatives for the buyer.

Dallas-based Granite Properties owns about 1.6 million sf of industrial product in 11 properties in Houston. Nearby Granite's new purchase is the Plaza del Oro and Southwest Business Park. Plaza Del Oro is situated on about five acres at 1000 S. Loop West. The 180,094-sf park leases for 45 cents per sf to 65 cents per sf.

The 131,000-sf Southwest Business Park is positioned on nine acres at 10415 Landsbury. Its rent ranges from 55 cents per sf to 65 cents per sf. In the immediate area is Granite's Beltway Business Park at 2908 Rogerdale. The seven-acre, 117,138-sf industrial park just leases for a minimum of 75 cents per sf.
