At the new South Congress Avenue location, Ruta Maya will operate a coffee shop, roast and sell coffee beans in bulk quantities and have offices, according to Dan Roth, a Southwest Strategies partner. Ruta Maya had operated a low-key, funky coffee house at Fourth and Lavaca streets in the CBD's warehouse district since 1990. It sold that site to new owners who wanted to operate a more upscale cafe.

Roth tells GlobeSt.com that the metal building Ruta Maya leases will undergo a complete rehab. New architectural elements will be added as well as a covered patio area. Ruta Maya will work on the interior.

Jerry Creagh of Southwest Strategies has handled the transaction. Ruta Maya did not have a broker.

The 16-acre Penn Field was built in1918 for the administration and housing for Army Air Corps training. Over the years, the site has housed a manufacturer of wooden bodies for Model T autos, furniture and a maker of faux fireplace logs.
