Brokers Push 40,000 SF of Metroplex Office Space

Command Software Staffing has combined three sites--LBJ Freeway, Las Colinas and Plano--into Billingsley's long-time 7,100-sf office on the 48th floor of the 1.4-million sf Chase Tower in the Dallas CBD. Ben Sumner and Stan McClure, both of Insignia/ESG's Dallas office, brokered the sublease on the tenant's behalf. Billingsley's Barbara Houlihan negotiated for the sublessor.

Lincoln Property Co. got a 12,985-sf lease extension from LifeCare Management Services Inc. for its Lincoln Place in Legacy II at 5700 Tennyson Parkway. Bo Estes and Steven Schneider, both of Grubb & Ellis Co.'s Dallas office, represented the tenant while Lincoln used an in-house broker for its side of the talks.

The Associated Builders and Contractors has taken 7,500 sf of sublease office-flex space at Irving's 8400 Esters Blvd. Rick Hughes, Noel Hutcheson and Sheila Bellinger, all of Cushman & Wakefield of Texas Inc.'s Dallas office bargained for the tenant. Ken Wesson of the Bradford Cos. in Dallas represented the sublessor, Petroleum Inc.

Also in Irving, Window Fashions LP has leased 6,211 sf with 5,000 sf of office finish at the Royal Jetstar Tech Center at 4040 W. Royal Lane, owned by Today Jetstar LP. Grubb & Ellis' Gary Lindsey and Robert Fulford represented the tenant in the signing.

In other direct deals, Sante Rehabilitation signed a 2,846-sf lease for an office at Park Centre Building in Arlington. Theron Bryant of SCM Real Estate Services in Arlington represented the tenant and David Frazier of Paramount Investments, the building owner.

In another Arlington lease, Fortress Security & Life Safety has taken 1,351 sf at the Point, an office building at 424 E. Lamar. Bryant brokered the deal on behalf of the tenant, an alarm monitoring business, and building owner, the Point Joint Venture.

Euless got the office of Costow-Williams & Associates Inc. The firm has taken 2,006 sf at the Euless Main Village office building at 412 N. Main St. Beaux Riley of SCM Real Estate Services brokered the deal for the building owner, Village People Ltd. Russ Webb of Stream Realty Partners negotiated on the tenant's behalf.
