Gary Griff was one of four Cushman & Wakefield brokers who represented OHSU in the transaction. In a conversation with GlobeSt.com, Griff would confirm only the transaction, not the sales price, which was provided the GlobeSt.com anonymously. "OHSU got a building for below replacement value and got very favorable terms with a small down payment and seller financing," says Griff. "The process was slow but friendly."
Griff says OHSU zeroed in on the building last summer and it has taken until now to legally separate out the 10 acres it sits on from a larger parcel of land. Title records obtained by GlobeSt.com Tuesday did not yet reflect the subdivision or the sale. With the subdivision, Griff says the parcel is no longer a part of AmberGlen but rather part of the new OGI School of Science & Engineering at Oregon Health & Science University.
The selling entity, Amberjack Ltd., is part of State Farm Insurance, which acquired the land that eventually became AmberGlen. Birtcher Real Estate Group handles the development and management of the park for Amberjack and also represented Amberjack in the sale to OHSU. Griff's co-brokers on the transaction were Tom Usher, Paul Carlson and Ramona Harrington, all with Cushman & Wakefield.
